Three-seasons addition and concrete pad
A three-seasons addition and stamped concrete pad that turned a small deck into 640 square feet of open-air entertaining space.
Where an old 10x18 deck used to be, the project created 640 square feet of surface space: 440 sq ft of KDAT tongue-and-groove pine flooring on an elevated frame, under a gabled roof tied into the home's existing parallel gable, with a 192 sq ft stamped concrete pad below. The result is a large, open area for entertaining and enjoying the outdoors.

Request a consultation online, then book a call time that suits you — we never call out of the blue. On the call we talk through how you'll use the space and arrange a site visit; at the visit, we measure and give you a solid quote.

Drawings are prepared as part of permitting. Permit fees are included in your deposit. We file drawings and handle inspections and variances; you obtain HOA approval with the information we provide.

After the permit is approved, we review our current workload and start planning a start date. Start and completion dates cannot be guaranteed.

We walk the inspector through the finished project, then you. Warranty terms are already in your signed contract from quote approval and deposit payment.

Permitting can take as little as one month, usually takes 2–4 months, and can sometimes take longer.
